Hyatt Adds Several Timeshare Redemption Properties With A Dangerous Pricing Precedent

Shortly before the pandemic Hyatt added several Destination Residences timeshare properties to the World of Hyatt program though many of these had limited participation. Destination Hotels was one of the brands Hyatt acquired from Two Roads Hospitality, hotels were joining the program fully, but the timeshare properties each had their own arrangement.

This might have included ‘earn only’ or no elite benefits. Now, however, more of these hotels are becoming available for points stays.

Resort at Squaw Creek in California, The Lodge at Spruce Peak in Vermont and Vail Residences in Colorado were already added. Now they’re including:

At several of these properties the lowest level redemption isn’t a ‘standard room’ but rather a premium room or a suite. Normally at ‘all suite’ properties a suite is considered a base room, priced at the standard room rate on the award chart. That’s true, for instance, at Alila in Bali and at the Park Hyatt in the Maldives. It’s even true at Marriott, where an inclusive stay at Al Maha in a standalone Bedouin villa with private pool is a regular category 8 redemption.

Saying that a hotel doesn’t have standard rooms is something Starwood used to do. An all suite property might be double (or more) the price of a regular room at the same category. Eliminating that practice actually made Marriott Rewards the better redemption program for several truly top hotels.

Take Tamarack, for instance, which is category 7. A standard room would be 30,000 points but that’s not an option here. Instead the lowest level redemption is 39,000 points for a ‘premium room’ (48,000 points for a suite).

That said, Tamarack does currently allow booking a “4 Bedroom Deluxe” for 48,000 points per night, which could be a great deal for some (though likely tight with four bedrooms squeezed into 1300 square feet).

This is not a practice I want to see more of at Hyatt, which counts several Starwood Preferred Guest alumni among its leadership. And this is all before Hyatt imposes peak season redemption premiums starting in mid-October for stays in March 2022 onward.

  1. Oddly none of those are Hyatt Residence Club properties. And HRC is actually owned by Marriott.

  2. Not sure where the list is from but Kaanapali Alii isn’t newly bookable by Hyatt. I booked it at the start of year with points and already stayed there in early June.

  3. as Al C notes…I also booked the Lahaina Shores Beach resort for a stay in April. Some of these don’t seem to be new.

  4. Actually 1300sq ft is a normal size for a 4 bed ski condo. Normal living area is a great room of roughly 20X20 ft. The master might be 16X20 including the bath. Making all the bedrooms roughly 12X14, plus a bath, or two. This happens when condo builders have requests for a few 4 bed units in building, when the building is designed for 2-3 bed units. So, an extra bedroom is added in the footprint of a 3 bed unit.

    Useable land in ski areas is very limited. Especially true in ski-in/ski-out, slopeside accommodations. Many people are shocked by room sizes when they arrive. It is what it is.
