A guest at the TownePlace Suites Colorado Springs Garden of the Gods found the windows open to their room when they checked it. They suspected it was to air out a bad odor. The smell didn’t go away.
The family opened up the sofa bed the next night to watch a movie together, and they found the smell.
I opened the sofa and found the source of the smell. A rat gave birth on the mattress and all of the dead babies were still there rotting away.We were shocked and disgusted that we had ou[r] child in there. This is a health hazard! I immediately went to the front desk to show them the photos. The front desk worker almost threw up right there and offered to move us to a new room. I told him I wanted to inspect the rooms first.

The guest reports that several rooms were offered to move to were dirty – from previous guest socks to hair to knitting needles found in the pull-out sofas. Eventually, they were moved to one that seemed clean.
The next day, a hotel manager refunded the stay and promised additional Marriott Bonvoy points, pending approval from the General Manager. They also contacted Marriott customer service, who seemed to take the incident seriously. However after follow-up calls, Marriott reported that no points would be issued.

The hotel appears to be managed by Sun Hill Properties which also has the Hilton Los Angeles / Universal City, Courtyard by Marriott Ventura Simi Valley, and TownePlace Suites Denver Southwest Littleton in its portfolio.
Marriott loyalists seemed shocked in social media, suggesting that this was the worst they’ve seen, although I’d suggest other candidates. To me, the takeaway is:
- that Marriott isn’t doing a proper job monitoring its franchises
- it strikes me that there’s a fairly clear connection between this experience and Marriott CEO Anthony Capuano mantra that ‘they’ll put “net rooms growth” on my tombstone.’
- The chain’s orientation has seemed to shift to one where they don’t alienate owners with pesky things like brand standards or costs, for fear of pushing them to a different chain that’s even more lax.
Still, it’s shocking that no points were offered by way of an apology. Surely 50,000 points is the minimum, remember that these guests already stayed in that room. Although this is more than a points issue. This ought to be reported to the local health department.
Thank you, Gary, for naming and shaming these bad actors at Sun Hill Properties. Avoid. And Marriott should make this right immediately. 50K points for their troubles is a far better settlement then getting sued. That’s a real health-safety issue. Rats are no joke.
This is literally one of the grossest things I have ever seen.
I guess there’s no bottom anymore on how low Marriott will go to ignore poor franchise owners and stiff the actual Marriott guests.
Oh wait, I forgot – we’re not their customers anymore! We’re prospects. Franchisees are their customers.
Forget the points. I would immediately contact local health officials. Then my lawyer. Because a child was involved…lots of legal ways to go here.
I have no clue why people still patronize Marriott properties.

The guests are lucky Marriott didn’t try to have them arrested for keeping rats in their room. That’s what Hertz would probably have done.
The hantavirus is deadly, spread by rodents and active in Colorado. I would have checked into a hospital!
I am surprised that this Marriott property in Colorado Springs didn’t inform the guest, as a valued Marriott Bonvoy Silver Elite or higher, that the complimentary dead baby rats you discovered in your bed, when they were alive, help eat the bedbugs to give you a more restful sleep.
I only casually stay at Marriotts when I have no other options, I have gold status via an amex platinum. This story, along with many many many others of poor service and poor quality of rooms, have convinced me to never stay at a Marriott branded property ever again.
Nothing surprises me anymore. People want everything for nothing. You don’t get a $100 a night hotel room without a lot of corners being cut.

Do you wear a mask on an airplane? If not, don’t complain. The risk of COVID is greater than the risk of hantavirus from looking at a dead rat for a few minutes.
I hate to say this is expected at a TownePlace but it’s a TownePlace in Colorado Springs. Some of these properties in Colorado Springs and Denver have been used as shelters for homeless people as well as illegal immigrants. Other times they have been used by pimps and drug dealers.
At least they got a refund….

I’ve actually stayed at that property twice. The people that work there are nice enough, but it’s not the cleanest. I will say that it was waaaay cleaner than the Springhill Suites Warehouse District Nola that I stayed at – both of them this past April. I will also say that the staff in CO/GoGs are pretty responsive. Marriott should have given this member points, regardless.
@ derek. The family was into the second night at this Marriott. You contract hanta from the feces. It is inhaled. You have rats in a room you have feces. Dude I’ve been wearing a mask longer than covid and certainly longer than you’ve been complaining. I don’t want TB or any other transmissible disease. Any other questions?
Next time also take a picture of the employee throwing up at the sight of the dead baby rats.

HOw sad from a business perspective coming at this as a shareholder (tiny). We’re not in SPG land anymore. I find it infuriating, and sad for the momrat, if indeed it was a rat and not a mousie. Had they been alive I would have tried to rescue them…
Health dept, yes, I’d call or email even after the fact. I don’t think there is much to look up a a local health dept re the facility aside from reviews of the food services if any. But if they do poorly in that area it might be a sign of what to expect.

That hotel has been used to house illegal immigrants. What do you expect? Solution: Implement higher standards for all Marriott properties and any franchise that doesn’t meet them is out. This will cost some properties but will do wonders for reputation and loyalty that will more than make up for it.

Interesting that a refund was given and not the reward points instead of the other way around. The refund is a tangible immediate ‘loss’ for Marriott whereas there is no guarantee’ that the guest would ever redeem the points (especially after this episode) before they even expire so possibly no ‘loss’/’cost’ for Marriott…

Indeed, I expect a factory fresh dildo as my ‘welcome amenity’ gift ! It should be wrapped with a tissue paper exterior banner proclaiming “sealed (sanitized) for your protection” just like Motels did 50 years ago when the maids wrapped that inscribed banner around the top of the toilet seat after cleaning the bathroom between guests ! ( A fond childhood memory from ‘ancient’ vacations obviously !! Nowadays, instead of the banner one is likely to find all types of remnant

A logical idea to show the front desk’s reaction but the way Marriott plays hardball, they’d most likely deduct that ‘bio-hazard’ vomit remediation fee from the hotel room refund, blaming the guest for

I worked for Marriott during their snooty days. Now that they sold off their properties those owners feel no need to uphold standards. Just about everything has gone to the dogs it seems.
@Tyrone W — Hotels host guests of all kinds (visitors, citizens, undocumented people, etc.) That doesn’t give the hotel a pass for not maintaining a sanitary property for existing and new guests. Your hateful insinuation that the mere background or identity of the person makes them ‘unclean’ or whatever you were trying to suggest… is just wrong. It’s animus; it’s bigotry. Shame on you and the others that so frequently ‘go there’ on here.
What about Marriott properties in Europe? Better standards?
My family has been loyal to Marriott/Starwood for decades. There comes a time, however, when those wonderful, past experiences can’t outweigh the feeling of being disenfranchised at 50%+ of our stays. We are compiling a list (as I hope all Bonvoy members are) of hotels we will NEVER consider. The list is posted prominently on my desk. We also know which Marriott properties treat their guests exceptionally well, and we visit them often. Our days of excitement in finding a decent Motel 6, Days Inn, or Holiday Inn ended long ago. I hope Marriott doesn’t continue on the same, dismal pathway.
